			<content:encoded><![CDATA[<p>Recently we have seen borrower&#8217;s taking advantage of HUD&#8217;s $100 Down Program.  This program allows a borrower to purchase a HUD REO property using an FHA loan for financing but only having to pay $100 down rather than the 3.5% normally required with an FHA loan.<span id="more-542"></span>  This is a great opportunity for borrower&#8217;s who are limited to bringing a higher down payment and who are willing to accept a property that may or may not need repairs.  If a repair escrow is required it has to be  included in the borrower&#8217;s closing costs at the time of closing and is held in escrow to have the repairs completed after closing.  Another nice feature is that HUD usually already has an appraisal done so the borrower doesn&#8217;t have to pay for one up front. </p>

<p>Some states require that loan processors and underwriters be licensed even though they do not originate loans.  Other states do not require them to be licensed because processors and underwriters only perform clerical non originating duties.</p>
